Keeping Water Out of a Knoxville Basement
Water in a basement usually takes the easiest path: a low spot by the downspout, the joint where wall meets floor, an old crack. Fixing that path is often cheaper than people expect.
Basement waterproofing typically costs $3,000–$10,000, with a typical job near $5,000 (Fixr, 2026). Fixr prices an interior perimeter drain at $40–$120 per linear foot; an installed sump pump is $800–$2,000. Regrading and gutter fixes, often the first step, cost much less.
Why Knoxville basements leak in winter
Knoxville's wettest season is December through February, averaging 14.57 inches at McGhee Tyson Airport, and the year totals 51.93 inches (NOAA 1991–2020 normals). Cool weather means less evaporation, so soil around the house stays saturated for weeks. Water then presses on the wall and comes in at the cove joint, through tie holes and through cracks. - Crack injection where water enters at one crack, about $250–$1,000 per crack.
- Interior drain and sump. A channel cut into the floor along the walls collects water and carries it to a pit, where a pump sends it outside.
- Exterior membrane. Digging down the outside of the wall to coat it and add drainage. The most thorough, and the most disruptive.
Sump pump details worth asking about
Fixr puts a sump pump at $800–$2,000 installed, digging a new pit at $500–$1,200, and a battery backup add-on at $150–$250. Ask where the discharge line ends: it should empty well away from the foundation and never back toward a neighbor's lot or into a sinkhole. Ask for a sealed, airtight lid as well. Knox County is in the EPA's Zone 1, its highest radon category, and an open pit is a path for soil gas.
Water or structure?
